Your real estate agent, lender or attorney will be able to provide you with specifics on what to expect throughout the loan process. Generally, land loans tend to come with bigger down payments (say, for example, in the 20-25% range), but the process for underwriting is quicker than with a home loan (since home loans require more documentation). On the other hand, if you pursue a combination “land/construction loan” (where you’re paying off both the land and the construction of your new home together), you might be able to pare down the down payment required considerably (perhaps down to just 5% from some lenders, for example, after they get an “as-will-be” appraisal from an appraiser).
It will likely vary by lender. With some lenders, if you’re using some of your new land for agricultural purposes, you may qualify for an agricultural loan even if you don’t use that land specifically to generate income. In addition, some lenders may offer different – and potentially longer – loan terms for agricultural loans than they do for home mortgage loans. There are even lenders that specialize in financing rural land, so their experts can provide guidance on how to approach your loan.
Both a survey and title policy are required for closing on a rural land purchase in Florida. The boundary survey will confirm the acreage of the land and its boundary lines, and identify if there are any encroachments on the property (essentially, determining if a neighbor has built or extended any structure that intrudes on to the property you’re about to buy). And if a current survey is available, then you may not need to re-survey the property. The role of the title policy is to ensure you’re protected if someone else tries to claim they already own the land after you’ve purchased it.
