CCRs – which stands for “covenants, conditions and restrictions” – are essentially the “rural rules” that are put in place by developers to ensure that rural buyers have more freedom than they would in a typical suburban community, but still have ways to protect their investment. In a very real way, they could almost be called “CSRs,” for “common sense restrictions.”
That’s traditionally been the case, but isn’t so true today. Farm credit institutions, for example, were created specifically to help in the purchase of rural land. So they may offer buyers not only competitive rates with smaller down payments, but also can amortize loans at longer schedules than traditional lenders. Some banks and other lenders also offer “land and home” loan packages that allow you to finance your rural lot and new home build together.
From Luverne, which is pretty much in the middle of Crenshaw County, Montgomery is less than an hour’s drive north. So all the rich historical, cultural and entertainment resources of the state’s capital city are right in reach. And when you need a little white sand between your toes, you can make it to Destin, Florida in about two hours.
