The first thing you’ll notice is the color green – lots of it. In addition to its wetlands and rich agricultural land, the area is home to dense forests blending hardwoods and loblolly pines. So its scenery has a bit more of a “deep South” flavor than in other parts of the state. Southern charms abound, too: Angelina, Liberty, Polk and Walker County are peppered with the small town community traditions that make the area such an inviting place to call home, whether you’re relocating from within or outside the Lone Star State.

That will vary from property to property, but utility access here isn’t much different than any other part of rural Texas. At Raydient Rural, all of our communities have electricity access. For most of our communities, well and septic systems will need to be installed to access well-water and sewage. A limited number of communities have access to city-water. Companies are also making daily rapid advances in bringing faster internet speeds to rural communities, including through satellite internet.

When it comes to finding your next rural homestead, you could almost flip a coin, since you won’t go wrong with either. They’re both about the same driving distance to Houston and to the beaches along the Gulf Coast. Both have the kind of rich, loamy soil that’s ideal for growing an uber-sized garden. Both have no zoning on raw, unimproved land, giving you more freedom to customize your space the way you want. And while your CPA or tax advisor can provide detailed guidance, both may qualify you for the potential tax credits that come with owning rural land.

Sometimes, it might look the same at first glance. But we think who’s selling the land makes a difference.
